It was found out that the main determinant of buildability is its shell structure design, which in turn, affects the productivity of the labor work force in the construction site. The most buildable method of construction in a housing development was determined by two specific methods, namely: 1) the constructability assessment wherein the main proponents were the key construction personnels in housing development such as architects, engineers, contractors, and the like; and 2) the buildability assessment. The constructability assessment was administered through a survey questionnaire regarding importance and application of the different constructability principles. Meanwhile, the buildability assessment was further divided into two parts,namely: 1) the assessment of actual housing types; and 2) the assessment of conceptual types. The buildability assessment was evaluated using a tool adapted from the Building and Construction Authority (BCA) in Singapore called Buildable Design Appraisal System (BDAS). This tool was used in order to assess the shell structure design of a specific housing unit. For the assessment of actual types, the shell structure design of units in selected housing development were evaluated. For conceptual types, conceptual designs of housing units were subjected to possible combinations of shell structure design and then evaluated. The obtained B-scores from both actual and conceptual types of housing were compared to one another. It was observed that similar combinations of housing construction methods from both actual and conceptual types yielded almost the same B-scores. Hence, it was concluded that the obtained B-scores from the conceptual types can be used as reference or for benchmarking. Based on the results of the study, the most buildable method of construction for housing development is the combination of precasted/prefabricated structural elements (columns, beams, and slabs). precasted/prefabricated exterior walls, drywall partitions for interior walls, and steel trusses and metal roof for roofing systems. However, the results in the constructability assessment indicated that the abovementioned combination of method of construction is not given much or importance and rarely applied.
