Evidence of continuous growth of physical structure and human settlement gave the need to conduct a land valuation in the area to maximize the full potential of each land parcel for future development. Hedonic pricing method is widely adapted worldwide as a valuation tool. The valuation study assessed three hundred (300) samples of lands with a total of eighteen (18) independent variables in terms of physical, social, and environmental attributes. Results showed that major land value determinant is the physical attributes in terms of the types of development (residential, commercial, institutional or industrial). The social attributes, in terms of accessibility to life (Hospital) and educational (University) establishment, imposes a positive effect on land value. On the other hand, environmental attributes in terms of proximity to the water body imposes a negative effect in land value. The results are essential for the understanding of the value of each land parcel in this area. This will become a guiding principle in the decision making not only in physical planning but also to economic planning of the area. In order to improve the study, the scope of the study must be increased and more attributes must be added.
