These problems, in one way or another, affect the livelihood of the people within the city especially those in the urban area and thus, needs emerge from these circumstances. Davao City is a sprawling metropolis of over a million people located in the Southeastern part of Mindanao with 71 % of the population residing in the urban area having a density of 2,262 persons per kilometer. Since Davao City significantly depends on agricultural production, land in turn becomes essential for agricultural and residential use. As much as possible, land should be well utilized. In Davao City's case, underutilized lots are scattered everywhere in the Commercial Business District (CBD) alone, which is a sign of urbanization decay in the urban core. For a solution to the problem presented, the concept of a Mixed Use Development is being promoted in this study. The study focuses on the characteristics of a Mixed Use Development that can relieve the on-going situation of Davao City's CBD. The utilization of the underdeveloped lots for the Mixed Use Development is the primary essence of this study. The underdeveloped lots were analyzed regarding their potentials that were adequate for a Mixed Use Development. The best-suited underutilized lot was chosen to be the site of the proposed Mixed use Development. The next part of the study is about how the lot can be best-utilized as a Mixed Use Development and come up with a design that can exemplify concepts which are the most useful based on the its environment.
